I've got 3 things i really like about coworking spaces (and that i believe can make a coworking space successful)...it might help you to read them simply because they come from a coworker point of view (....you won't read too many coworkers opinions on the web...so that's why i'm gonna share mine and hopefully collect others).

These are 3 points that, IMO, can be considered attributes of a successfull coworking space:

1. Price & Quality


Price and quality of the space (i cant pay 250$/month for an "ok chair" and "ok desk"....where "ok = ikea standard").

- Staying 8-to-12 hours in a bad workstation can be really bad for your health.
- Being a startup or a Freelance doesn't always mean "being rich"...if you consider city transports, taxes and insurance...the amount we are all paying monthly is already enough...and coworking should help you to solve that problem (not making it worst!).

2. Community

It's always nice to meet like minded people!
Although remember: coworkers will be working most of the time (and nobody wants to meet 10 new people EVERY day...and if you think about it: some days you really don't want to because you're probably very busy working).


Anyway: this word means nothing without the touch of a good workspace staffand i believe that those spaces which organize events all the time are the best...simply because it's one more event to attend in your town! (and one more chance to get in touch with new people, share ideas, etc.)

.....and I won't say community = events ......but that's what i'd like to think because there you can network and eventually end up with a new partner/collaborator/business idea or contact.

3. Space Design.

It sucks to go in places that are simply a bunch of desks. What helps me:

- Plants, green spaces, outdoor relaxing spaces, etc.
- Common areas (maybe with free water/coffee/tea) where to occasionally meet and talk during work hours
- Free meeting rooms/spaces for quick meetings or skype conference calls (to avoid people to talk in common areas)
- Silence (and no echo) because it sucks to work with chaos, no? :)


2a. "Too much community" problem:


I think this is not that common....but it's something i want to talk about here:
when there is "too much community" the space's initiatives might start to look like "things you HAVE TO participate if you work there".
Community is good until it allows external inputs/people to come in simply because new potential members tend to be less attracted (or not attracted at all) when facing a "close community" of people that have too much history together.


...and although i can see that this might be good on a business level (having people filling up your fixed workstations for years and years it's a solid income for the coworking business) it might, at the same time, become the end of the global coworking movement and the beginning of isolated local communities which will give a warm family feeling to the coworkers but eventually won't help them to make their freelance business or their network grow.


I had only one "too much community experience" and i left the space (after 3-4 months) because of that:
too much family feeling + too many friends + too many distractions and events = not enough time to actually work.

But this varies, SMEs and freelancers prefer starting their work early whereas startup entrepreneurs start their work around 12 pm to 1 pm and stay late until around 2 am. “No employees work at night, mostly the founders and the shareholders of companies burn the midnight oil. At night the number of members working is very less, maybe around 15 to 20, so there is undivided focus and productivity,” says Innov8’s Malik that has 228 members working out of their coworking spaces in Delhi and Chandigarh campuses.

Co-working spaces have become the word of the day for small and medium sized businesses, freelancers (like photographers, IT Consultants and others), consultants, early stage and mature startups and remote teams for large corporations and MNCs.

Co-working spaces are much more economically viable for organisations than buying or renting an office for three reasons - use of shared resources, optimal utilisation of office – ability to pay only for what one uses (scalability and flexibility) and the higher ability of these co-working space providers to negotiate favourable lease terms with the landlords due to the scale.
“There is a clear benefit of nearly 40% in leasing co-working space (depending on the scale and facilities offered) compared to taking a conventional lease for 10 people. If you were to also consider one-time setup costs, this benefit goes up to nearly 70%,” says Lakhani.

Sumeet Bhatia, Managing Director, Pune, Cushman & Wakefield said, “After witnessing healthy absorption in the previous quarter, Pune witnessed a decline in net absorption in Q1 2016 due to delays in occupiers’ decisions with respect to expansion/ consolidation strategies. Interestingly, the share of absorption by companies in the BFSI and consulting sectors has been increasing over the last four quarters as global banks and financial institutions continue to expand their captive centres in the city. While in Q1 2015 the BFSI and consulting sector together constituted a mere 9 per cent in quarterly leasing, the share of both these sectors increased to almost half (48 per cent) of total Grade A leasing in Q1 2016.”

Bengaluru and Hyderabad accounted for approximately 72 per cent of the total demand on the back of strong activity from companies in the IT-ITeS sector, which expanded their footprint.

Bengaluru witnessed demand of 6.1 msf, a 47 per cent increase from the year-ago quarter. The city has seen steady pre-commitment levels over the last couple of years with the first quarter witnessing 2.8 msf, a three-fold increase compared to the same quarter last year.

Despite a 66 per cent increase in supply during Q1 2016 in comparison to the same period of last year, the city’s vacancy level was noted at 10.5 per cent, the lowest in 13 quarters, due to high leasing activity. This signals that it has remained the dominant market, especially for companies in the technology space. Availability of quality space, competitive rentals, availability of talent and political stability are major reasons contributing to Bengaluru’s position as a leader in the commercial office space.

The IT-ITeS sector continues to fuel the Hyderabad market, leading to a 107 per cent increase in demand to 2.3 msf in Q1 2016 over Q1 2015 levels. The city saw heightened net absorption of 1.2 msf and equivalent pre-commitments during the quarter owing to greater business confidence. After four quarters of staggered supply levels, supply too increased by 49 per cent to 1.4 msf during Q1 2016.

“Demand looks promising going forward with increasing business confidence. The first quarter began by recording a high pre-commitment level ensuring healthy momentum in the next few quarters, especially in the southern cities. Moreover, the year 2016 began with some outright purchases in top cities. With the government streamlining the taxation structure of REITS, the market might witness higher investment activities towards the latter end of the year,” Ritesh Sachdev, Managing Director, Tenant Advisory Group, India, Cushman & Wakefield, added.

The supply across the eight cities witnessed a 41 per cent increase to 11.1 msf, the majority in Bengaluru, followed by Delhi-NCR and Hyderabad. Despite high infusion of supply and comparatively lower absorption, the overall vacancy across eight cities was seen at 17.12 per cent at the end of Q1 2016, the lowest vacancy level in 10 quarters.
